Building extensions without planning permission
Planning permission can sometimes turn into a lengthy process with objections from neighbours and drawn out admin tasks - but a recent change in English law now allows six-metre single-storey rear extensions for terraced houses, and eight-metre rear-extensions on detached homes, to be built with no planning permission required.
What does the change mean for homeowners?
The rule has been trialled over the last 5 years, with these changes being applied on a temporary basis resulting in the construction of over 110,000 extensions since 2014 - but the changes have recently been made permanent.
Prior to this, the building of extensions required a full planning application to be submitted to local councils and could take months to be approved. These new changes mean extension projects will be completed much more quickly and efficiently.
Now pre-application fees are scrapped - alongside sums that can be requested throughout the planning process, which are payable before development begins - homeowners can now invest in their homes for less, and have the option to extend them without added complication. If you find you need more living space, the new change offers the perfect opportunity to simply build on your current home, rather than having to move on.
Who do these changes apply to?
Most homeowners across the country can take advantage of the new rule, but they also extend to businesses, with the scrapping of restrictive planning permission allowing allowing shops to turn into office space without involving a lengthy permission process. High street locations can also become community centres such as public halls and libraries without seeking permission under these new changes.
However, it’s worth noting that the new rules do not apply to homes in protected areas, such as conservation areas and national parks. Currently, there’s no fee involved when building this extension under the new rules, but the government plans to introduce a ‘suitable fee’ later in 2019.
